The project involves comprehensively updating the County’s Zoning Resolution and Subdivision Regulations, which is an important and significant undertaking. The project consists of four tasks that are scheduled over approximately 14 months (see Project Timeline, below). The goals for the project are to create modern and user-friendly documents that:  

  • Guide development in the different locations in the county in ways that are consistent with the County’s planning and development objectives;  

  • Implement the County’s comprehensive plan and other adopted plans; 

  • Incorporate modern best zoning and development practices, where appropriate;  

  • Incorporate graphics and illustrations to better communicate zoning concepts; and 

  • Make the development process easier to understand and navigate.

WHAT ARE THE ZONING RESOLUTION AND SUBDIVISION REGULATIONS?

The Maury County Zoning Resolution and Subdivision Regulations are adopted laws of the County that together regulate how land may be divided and used. 

 

The Zoning Resolution provides the standards and regulations of how properties can be lawfully used and developed in the County. Zoning is implemented by the Zoning Resolution, which classifies every property in the County into a zoning district. Regulations for each zoning district govern the types of uses and the location and size of development in the district. The Zoning Resolution also includes provisions that establish the procedures for how development proposals are reviewed and approved or denied, and development standards such as those covering parking, signs, and landscaping.  

 

The Subdivision Regulations govern the division and platting of land, prior to its development. It includes regulations that govern lot division, road layout and standards, and other infrastructure requirements. 

WHy rewrite the existing Zoning Resolution and Subdivision Regulations? 

The current Zoning Resolution was adopted in 1986. The Subdivision Regulations were originally adopted in 1985 and have not been significantly updated since 2009. 

While amendments have been made to both documents over the years, most have been done on a piecemeal basis, and consequently the existing regulations are not well organized or easy to use and navigate. This update project provides an opportunity to modernize and reorganize both documents in a user-friendly way, add graphics and illustrations to better communicate zoning concepts, ensure internal consistency, implement any recent policy direction from the County Commission about future growth and development, and incorporate zoning best practices if appropriate. The result of the project will be an updated Zoning Resolution and Subdivision Regulations that are modernized, easier to use, and aligned with the County's future vision and development goals.

A comprehensive rewrite is a significant undertaking, and is projected to take approximately 14 months to complete. 

who is managing the project?

The project is being conducted under the direction of the County's Building & Zoning Department, with assistance from Clarion Associates, McBride-Dale Clarion and Kristi Dunlap Ransom, Esq.
